No black boxes. The offer calculator runs the exact formula and hard cap our Acquisitions Desk uses, and the wallet simulator runs the published Quick Rewards schedule. Everything calculates in your browser — nothing you type is sent anywhere.
Step 1 prices the house from its asking price and condition. Step 2 applies the desk's hard cap — the lower of the formula price, or (when you know the after-repair value) ARV × 70% minus repairs minus the target assignment fee. Known tax debt is deducted dollar-for-dollar.
Indicative only — a real offer follows a full review of the property and local comparables, and anything above the cap requires the business owner's written approval. It is never raised to "win" a deal.
Asking $85,000, move-in ready → formula $59,500. If the ARV is $110,000 with $15,000 repairs and a $7,500 target fee, the cap is $110,000 × 70% − $15,000 − $7,500 = $54,500 — so the desk offers $54,500, the lower number. The cap wins; enthusiasm doesn't.
For Finders (and the curious): toggle the milestones for one deal — or a week of work — and see exactly what the published schedule pays, and when. Advances are deducted from the closing fee; the total Finder cost per deal never changes, only the timing.
Milestone rewards and leaderboard bonuses are paid in a single weekly round every Friday via Wise or Payoneer, each payment carrying its milestone reference. Contract advances land within 48 hours of signing; closing balances within 24 hours of funds clearing. Leaderboard bonuses are subject to the programme cap: total Quick Rewards outlay (excluding closing fees) is capped at 10% of the month's collected assignment fees — if the cap is hit, bonuses pause, milestone rewards don't. This simulator illustrates the published schedule; it is not a promise of earnings.
